Buying your Dream home
Basic Guidance for Non-Barbadian Buyers:
Property and land are available for non-nationals to purchase without restrictions.
Permission to buy must be obtained from the Central Bank of Barbados (which is purely a formality).
Once an agreement to buy has been made, a 10% deposit of the agreed purchase price is payable (in escrow). If the buyer withdraws from this point forward the deposit is forfeited.
The vendor pays 1% stamp duty and property transfer tax of 2.5% of the purchase price.
Non-nationals must bring the entire amount of the purchase price into Barbados. (This can include funds raised via an offshore mortgage)
The purchase price amount must be registered with the Central Bank, which then guarantees repatriation on the sale of the property.
A lawyer (attorney-at-law) is essential. Budget for legal fees of around 1.5-2% of the property purchase price.
It is common for non-residents of Barbados to purchase property through an offshore company (incorporated outside Barbados). This makes the future onward sale of the property simple.
